Crawl Space Repair

Under an older Fort Worth house there is a few feet of ground, a grid of piers, and the timber holding your floors up. Almost every springy hallway and sloping room starts down there, and unlike a slab, it can be crawled, photographed and understood before anyone quotes a repair.

Signs That Need Attention

  • A floor that gives underfoot or bounces when someone walks past
  • A room that dips toward the center rather than toward a wall
  • Damp earth, puddles or a musty smell coming up through the floor
  • Shims that have dropped out, or pier blocks sitting at an angle
  • Insulation hanging loose between the joists

The usual picture is not one failure but several small ones together: ground that stays wet after every storm, a pier that has sunk an inch into it, shims squashed flat, and a joist end that has gone soft where it sat in the damp. Sorting it out means fixing the wood, the supports and the water, because putting any one of the three right on its own does not last.

What the Service Includes

What your house needs depends on what is actually under it. The survey comes first, and the quote should price these separately so you can see what you are paying for.

A crawl through the whole space

Every pier, beam, joist, shim and duct is looked at directly, together with the ground conditions, the vents and how water moves under the house after rain.

Sagging joists and beams repaired

Joists that have dropped are sistered with new timber alongside them, and beams that have bowed between supports are reinforced or replaced rather than propped.

Piers reset and shims replaced

Supports that have sunk or leaned are rebuilt on a proper footing, and crushed or missing shims are replaced so the load sits evenly again.

Rotten wood cut out

Sill plates and joist ends that have softened where they stayed damp are removed and replaced. New support under decayed timber only moves the problem along.

Ground moisture controlled

A vapor barrier laid over the soil, plus grading, gutters and downspouts corrected outside, keeps the space drier so the repair is not undone by the next wet spring.

Ventilation and access sorted out

Blocked or painted-over vents and a hatch nobody can reach are worth putting right during the visit, because a space that cannot be inspected never gets inspected.

Your Options

Scope is driven by three things: how many supports need work, how much timber has to come out, and how much room there is to move under the floor. Two feet of clearance and a clear hatch makes for a straightforward job. Eighteen inches, ductwork in the way and standing ground water makes the same repair a much slower one, and the quote should say so plainly.

Where the floors need bringing back toward level across the whole house rather than patched room by room, that is foundation leveling, and the wider structural picture is covered on the pier and beam repair page. If the space keeps flooding, drainage correction belongs in the same scope. Houses on concrete instead have a different set of answers, explained under slab repair and in our comparison of pressed concrete and steel piers.

Ask about a foundation inspection, see coverage in Haltom City, where a lot of the older housing still has a crawl space, or call about a visit.

Crawl Space Repair Questions

Can I jack up a sagging floor myself?

No, and please do not try. A crawl space has low clearance, live wiring, gas piping and often wet ground, and raising part of a loaded house on one jack cracks plaster, splits trim and can break the lines running under the floor. Lifting is done slowly across several supports with the floor measured as it goes. Looking in through the hatch with a flashlight is fine. Going under with a bottle jack is not.

Does a crawl space need a vapor barrier in Texas?

In most cases it helps. Bare clay under a house releases moisture upward all year, and that moisture is what softens joist ends and keeps the space smelling musty. A sheet over the ground slows it down considerably. It works best alongside gutters and grading that keep water away from the perimeter in the first place, which is covered under drainage correction.

Should the vents be open or closed?

It depends on the house, and it is worth deciding on purpose rather than by accident. Open vents move humid outside air through the space in a North Texas summer, which is not always an improvement; sealed spaces need the ground covered and the moisture managed instead. What is never right is vents blocked by shrubs, soil or old paint while the ground below stays wet. An independent provider can tell you what the space actually needs.

Is mold under the floor a health emergency?

Growth on damp timber under a house is common and is a moisture problem first. It can irritate, and people with asthma or allergies may react, but this site does not diagnose anything or give health advice. A foundation provider may be able to find where the water is coming from, dry the space out and replace wood that has gone soft. If you want the growth itself tested or treated, use a specialist for that part.
