Repairs, Piers and Inspections

Single-story brick house with a tiled roof

Slab Foundation Repair

When a slab settles, the doors and the brickwork usually show it long before the concrete does.

Pier and Beam Repair

Bouncy hallways and sloping floors in an older house usually start with the piers and beams underneath.

Foundation Leveling

Bringing a house back toward level is a measured lift, not one jack under the worst corner.

Foundation Piers

Piers carry the weight of the house down to soil that does not swell and shrink with the weather.

Drainage and Root Barriers

Water and tree roots are what move the clay. A repair that ignores them often has to be revisited.

Foundation Inspection

An elevation survey shows how far off level the house actually is, and in which direction.

Commercial Foundation Repair

Office, retail and warehouse slabs move too, usually while the building has to stay open.

Foundation Crack Repair

Cracks get measured before they get filled, because filler does not hold a wall that is still moving.

Choosing the Right Work for the House

Two houses on the same street can need completely different work. A 1950s slab in Wedgwood that has dropped at one corner is a different problem from a 2005 two-story out toward Walsh with a wet side and a dry side, and both are different again from a 1920s pier-and-beam bungalow in Fairmount where the beams have simply aged.

That is why the inspection comes first. Elevation readings tell you how much movement there is and where it is concentrated, which is what decides whether the answer is piers under the perimeter, interior support, a staged lift, or nothing structural at all beyond fixing the water.

If piers are recommended, the method matters. Our guide to pressed concrete versus steel piers explains how the two are installed and what each is suited to. Where the concern is the cracking itself, see foundation crack repair; where the house has a crawl space rather than concrete underneath, see crawl space repair. For businesses, see commercial foundation repair, and check coverage on the service areas page.
